An asbestos survey is a type of property survey designed to locate and assess asbestos-containing-materials. A surveyor will attend your property, inspect the agreed areas and sample any suspicious materials, providing a written report highlighting any asbestos presence in the building.
It is a legal requirement to have an asbestos management survey on file for any non-domestic property built before 2000. It is also legally required to have a refurbishment survey prior to intrusive renovation work including in domestic properties, in order to protect occupants and workers. Solicitors and mortgage lenders also often request a survey in the house purchase process.
Yes, an asbestos survey is a legal requirement prior to starting any intrusive renovation work in order to comply with the Control of Asbestos Regulations 2012. This applies to domestic properties as well as commercial and industrial.
A management survey is designed to find all asbestos affected by normal occupancy and is non-destructive. A refurbishment survey is designed to locate all asbestos affected by specific refurbishment works, including any materials concealed behind building fabrics and structures, and is fully intrusive causing damage to building materials.
The time taken to complete an asbestos survey varies hugely. Average domestic properties will range from 30 minutes to 3 hours, whereas large scale commercial or industrial surveys can take weeks. Refurbishment surveys generally take longer than management surveys due to the intrusive nature of the survey.
