Asbestos Survey Leicester

Fortress are proud to provide asbestos surveying services across Leicestershire and frequently survey in all areas such as near De Montfort University and Victoria Park, around the Clock Tower, and out to the National Space Centre.

Leicester is home to a wide variation of property types, from the Victorian terraces spanning Clarendon Park, Hinckley and Coalville, to commercial units around Highcross and industrial units across the Leicester Regeneration Zone. We see mid-century university complexes in Loughborough, traditional residential housing in Melton Mowbray and Market Harborough, and Georgian townhouses in Ashby-de-la-Zouch.

Understanding these property types matters when it comes to an asbestos survey. The age and construction of a property can tell you a lot about the potential for asbestos before work even begins, and choosing a local specialist makes sense when safety is paramount. We routinely find all types of asbestos across Leicestershire, including textured coatings and artex, floor tiles and adhesives, insulating boards and soffits, cement pipes, asbestos garage roofs and much more. As such, it is important to have an asbestos survey before strip-out, refurbishment or extensions to protect health and remain compliant.

Fortress Asbestos Surveys cover all of Leicestershire. We provide all types of asbestos survey from asbestos management surveys to asbestos refurbishment and demolition surveys, with a rapid turnaround and UKAS-accredited laboratory analysis. Our reports are HSG264 compliant and suitable for Leicester City Council and Leicestershire County Council, as well as banks, mortgages and insurers.

FAQs

We can normally accommodate a survey within 3 working days with a 48-hour report turnaround from the time of the survey. Especially urgent cases can often be expedited.

It is a legal requirement to have an asbestos management survey on file for any non-domestic property built before 2000. It is also legally required to have a refurbishment survey prior to intrusive renovation work including in domestic properties, in order to protect occupants and workers. Solicitors and mortgage lenders also often request a survey in the house purchase process.

Yes, an asbestos survey is a legal requirement prior to starting any intrusive renovation work  in order to comply with the Control of Asbestos Regulations 2012. This applies to domestic properties as well as commercial and industrial.

A management survey is designed to find all asbestos affected by normal occupancy and is non-destructive. A refurbishment survey is designed to locate all asbestos affected by specific refurbishment works, including any materials concealed behind building fabrics and structures, and is fully intrusive causing damage to building materials.

The time taken to complete an asbestos survey varies hugely. Average domestic properties will range from 30 minutes to 3 hours, whereas large scale commercial or industrial surveys can take weeks. Refurbishment surveys generally take longer than management surveys due to the intrusive nature of the survey.

We're proud to offer competitive and cost-effective surveys across the midlands. Our surveys start from £100, with management surveys from £185 (all prices subject to VAT - not included)

Our surveys are delivered by BOHS P402 qualified surveyors with sample analysis at a UKAS-accredited laboratory. They are suitable for banks, councils, insurers, building contractors and much more. If you've been told you need an asbestos survey, you're in the right place. If you're not sure, please do get in touch.

Our report will assess and prioritise any asbestos-containing-materials identified within your property. Usually, it is safer and cheaper to manage asbestos in-situ provided it is in good condition and goes undisturbed. Otherwise, encapsulation or removal may be required. Either way, we'll help you right until the end, whether you need management advice or assistance in organising removal work.
